The Material That Determines the Floor’s Long-Term Appearance
Tile grout is the material most tile owners think about least and that has the most influence on how the tile installation looks after five years of use. New tile with fresh grout looks clean and bright regardless of grout type or application quality. At the five-year mark, the grouted tile that was properly selected, applied, and maintained still looks nearly new; the one that was grouted incorrectly or not maintained has discolored, cracked, or developed mold in ways that make the entire installation look neglected regardless of how good the tile itself is.
Grout selection and maintenance deserve the same deliberate attention as tile selection — they determine the installation’s longevity more than any other variable.
Grout Types: What the Options Actually Mean
Cement-based grout (sanded and unsanded) is the traditional grout material. Sanded grout is used for joints 1/8 inch and wider; unsanded (non-sanded) for joints under 1/8 inch. Cement grout is porous — it absorbs moisture, staining liquids, and cleaning product residue unless sealed. It requires annual or biennial sealing to maintain stain resistance and to prevent the progressive darkening that unsealad cement grout develops in wet areas.
Epoxy grout is a two-part product (resin plus hardener, mixed at application) that cures to an extremely hard, non-porous, stain-proof, and chemical-resistant joint. It doesn’t require sealing, doesn’t stain, doesn’t support mold growth, and maintains its color indefinitely. Its limitations: it’s significantly more difficult to work with than cement grout (faster working time, requires precise mixing, more difficult to clean excess from tile surfaces before it cures), and it costs 3–5 times more than cement grout.
Joint Width and Its Effect on the Floor
Grout joint width is chosen by the tile installer but has long-term maintenance implications that most buyers don’t consider when making the decision. Narrow grout joints (1/16 to 1/8 inch) minimize the visual presence of grout, create a more seamless appearance, and provide less surface area for staining and mold growth. Wide grout joints (1/4 to 1/2 inch) accommodate tile size variation and subfloor imperfection but create more grout surface that requires maintenance.
For floor tile in high-traffic areas, minimum-width grout joints (consistent with the tile manufacturer’s minimum recommendation) produce the best long-term appearance. The tile manufacturer’s specification exists for both aesthetic and structural reasons — minimum joint width recommendations ensure that normal tile size variation (tiles are never perfectly uniform) is accommodated without stress.
Grout Sealing: The Annual Maintenance Most Tile Owners Skip
Cement grout (whether sanded or unsanded) should be sealed within 72 hours of installation and resealed annually in high-use areas (kitchen floors, bathroom floors, shower walls) or every 2–3 years in lighter-use areas. The sealer penetrates the grout pores and creates a surface tension barrier that prevents liquid absorption without changing the grout’s appearance.
The simple test for when resealing is needed: sprinkle water on the grout joint. If the water beads and sits on the surface, the sealer is effective. If the water absorbs and darkens the grout within a minute, the sealer has degraded and resealing is needed. Application is straightforward — the sealer is applied with a small brush or applicator along the grout joints, excess wiped from tile surfaces before drying.
Regrouting: When Cleaning Isn’t Enough
Grout that’s permanently discolored, deeply stained, cracking, or crumbling requires replacement rather than cleaning or resealing. Regrouting — removing the existing grout with a grout saw or oscillating tool and applying fresh grout — restores the installation to a condition equivalent to new installation for a fraction of the cost of tile replacement.
The process is labor-intensive but straightforward: remove existing grout to a depth of approximately 1/4 inch using a grout removal tool (an oscillating multi-tool with a grout removal accessory is the fastest), clean the joints of debris, apply new grout at the correct consistency, and seal after curing. The new grout may not perfectly match the original color (grout colors shift over time with exposure and sealing), but the improvement from crumbling, stained grout to fresh, sealed grout is typically dramatic.
